  • An initial visit and assessment of the properties to compile a proposal. We will establish any immediate requirements and provide you with a schedule of works.
  • Management of 24 hour emergency maintenance support.
  • Preparation of a service charge budget which we will forward to all parties for agreement.
  • Provide a smooth take over by obtaining all relevant information, arranging all transfers and setting up systems.
  • Check that the property is correctly insured and complies with fire and health & safety regulations. We will also ensure that asbestos risk assessments are in place and all lease covenants are being adhered to.
  • Collection of ground rent where appropriate on behalf of the freeholder or landlord.
  • Property inspection – provide a report on the condition of the property.
  • Provide competitive quotes from a vast array of professional companies for repairs, refurbishment and redecoration of your property.
  • Co-ordinate the contractors and liaise between the tenants. Supervise any works that are carried out so that they are completed on time. Arrange maintenance schedules.
  • Co-ordinate and supervise all lock changes, cleaning, window cleaning and garden duties.
  • Maintain financial records: set up a dedicated trust fund and administration of the service charge expenditure account. Provide end of year reports and liaise with accountants.
